A value add opportunity?

While not perfect it's done a great job for me!

I am also a recent college graduate and am looking for an entry level job in the real estate world to gain some experience and knowledge, but the job search has been difficult.

You might find the property you buy is landlocked and your first job as the new owner is getting legal access.As for access to the interior of the house, if you have a battery powered drill you can get access. 

DSCR requires "No employment" or job seasoning and is 15% for single family and 20% for 2-4 units.

This issue is coming every year, and a few tax pros I have talked to are not doing a good job explaining it.Can someone shed some light on this?

Any insights or guidance from those who have embarked on similar projects would be greatly appreciated.The property is raw land, offering a blank canvas for a variety of development opportunities.

While I look & wait for the next house hacking opportunity , I've identified identified Value add as the long term strategy I’m most interested in.I am looking to get started with Fix & Flips and also BRRRR to get experience with Rehabs with a focus on using OPM.
