I have investigated self storage investing pretty intensively ... and it can be extremely profitable ... especially if you can buy a facility cheap & turn it around, OR develop a new facility...and then keep them for cashflow OR resell them for a capital gain in a couple years. 

So we resorted to a freshly minted agent from a local RE office & it took her 2 weeks to get back to us regarding our offer.

The combination of being digested by the bacteria in the tank and percolating through the soil down to the water table is what turns sewage into fresh water.

It currently doesn't have a sign that is visible to the majority of traffic (Application in process), Lighting is inadequate (Need to add and have it be as energy efficient as possible), Also the majority of the bays could use a fresh coat of paint and scrubbing.

I would investigate what other rents are in the area and the vacancy.

First, I'm sure there are major players, apartment owners in that area, so I suggest staying under the radar as you investigate the market and situation, as I said, these situations are political, don't make waves until you can make a splash, if that's the direction you want to go
