By the looks of it only random wood members in the foundation have any evidence of treatment but the rest of it, including window frames, interior foundation walls and attic show no sign of treatment.

How much per square foot to install vinyl plank flooring or laminate, how much for tile, how much per square foot to cut and install granite/quartz countertops, how much per box to install cabinets, how much per square foot for interior/exterior paint, drywall, appliance install, install vanities, how much per square foot for shower tile, how much for a 30  year dimensional shingle roof on a 1500 square foot house with standard size 2 car garage, etc.Getting a contractor bid will include their markup on everything (In this market, anywhere from 20-40%) and you'll never get a house under contract using those numbers

In addition we'll work on cosmetic as well as functional items, like repair and paint the exterior and interior, do some work in the kitchen and bathroom, and take advantage of many of the MassSave initiatives like adding a heat pump and smart thermostats - for next to nothing.Luckily we're still in somewhat of the off season so it's the best time to do this work.We have discussed working on plans for upgrading then put that into motion this time next year then once completed, refinance with a much more valuable property.

After you have identified a few 'possibles', then call your Realtor and go look at all of them.If you find what you think is a gem, go ahead and make an offer before you even get to do a proper walk-through, or see the interior.

The only thing I didn't do was new floors and they need to be done - and interior painting (some was done) Oh and had new circuit installed to float mount the new TV for my mother in the family room, pressure washed/cleaned the porch and painted it.......I know I'm missing something but all in all - we did a lot of the important stuff.
