TIA I look at these things the most when looking for BRRRR cities - Rent-to-Price Ratio: Look for cities where the average rent is high compared to the average mortgage cost- Population and Job Growth: Focus on cities experiencing steady population and job growth, higher than national average- Availability of Distressed Properties: Look for cities with a supply of pre-foreclosures, short sales, and abandoned propertiesNormally bigger cities in those states should do well, houses are still somewhat affordable (comparatively) and if you do a big rehab it'll pay off

DSCR is going to be high right now, but if you buy a strong asset, let it marinate, rates come down in 2 years, rents go up, you could be in good shape.

If there is anyone on W2 income with a relatively high tax bracket, could you please tell me if you successfully reduced your taxes with your rental property investments?

If that doesn't yield any results, I would advise you to lower your expectations for high leverage.

Do your due diligence but do not get stuck in analysis paralysis.Lastly, these online calculator are a good guesstimate but it is skewed with bad managers not effectively reaching the potential of a property So dig a little deeper into the high performers in the area to figure out what the rate should be and what they offer.

This niche area does not have alot of recently sold properties and the ones that have sold are condos in high rises not single family dwellings. 

Small multi-family is in high demand.
