I'm just saying anyone who has a solid value add strategy that can be repeated over and over like buying and selling new trailers like this is an example of a strategy. but buying discount houses without rehab knowledge for out of state investors is risky 

Looks like a solid property in a decent area - I would think that at first glance (just guessing) is that the 3 bedroom 1 bath is the problem - thats potentially a lot of people sharing just one bathroom - renters for 3BR homes are probably going to always go with more bathroom options

Being a private money lender who lends out my own money, the typical response I receive from potential borrowers is that it is hard money.

They can charge for the appraisal and HOA questionnaire, that is a cost your GF is responsible for regardless if proceeding with the loan. 

There is an immense amount of wisdom in the replies to this post, I hear a lot of positivity overall with a solid sprinkling of caution.I also question the validity of the agent's scenario you mention above in regards to taxes - you should speak to your CPA on how this purchase would impact you. 

I also invest in Indiana, such a solid investing state!
