Where I am at, it is a 24 hour notice to enter unless emergencies, but depending on the issue I wouldn't do that notice unless it will damage the building and harm the tenant. 

Although, it is making me a little nervous right now at these inflated values and the habits of lenders to give loans to some buyers with low 600's credit scores, low money in the bank etc...  

In my experience your saving habits are way more important than your investment choices but I know other people feel that investing is more about hustle than capital.  

I don't wish harm or foul upon anyone, and it pains me to see the financial mistakes that so many people make in their lives.

Drew Lamb I don't see any harm in having initial conversations with some folks.

The strict requirements consist of a credit score minimum of 620, 1yr reserve of mortgage payments, and property must be in habitable condition.

No harm in asking, but I would not be surprised if they held onto it since they would then probably have to find a new place for their daughter.  

.- The other two tenants really appreciate everything I have done and are willing to help out in whichever way they can (whether it is acting as a witness in court or preventing her from doing more harm).I understand that in Massachusetts I can do very little as a landlord against being abused this way, but if there is anything myself or my other tenants can do I'd love to know.

I think it would make it safe by clearing the brush and trees so you could make it your claim to make it habitable through safe keeping. 

If they don't like it for any reason within the 7 days, then they can get out of the deal no harm no foul, and their money will be refunded to them.
