I wanted to buy in Lafayette because I know the area extremely well and have good ideas of where there is good potential for growth. 

East Mesa has a ton of job growth projected over the next 3-5 years, mostly in healthcare and tech.

It's a cold belt state with more limited growth than warm belt states.
