They are very easy to find for Denver/Denver County... wondering if thats what I should be following for Wheat Ridge? 

My question is for those that buy MFRs in Utah, how often do you find property that fits the one percent rule and do you follow it?

When evaluating multi-family property investments is there a guideline to follow as to the maximum one should pay for taxes per unit?

It just takes a friend request and followed up with getting on the phone and then you are on a roll with finding other like minded folks who want to do what you want to do.

Followed promptly by a call saying that they needed to assign it and that they were just not going to make money on this deal.

Its' definitely a huge help, informative, and I'll follow up with others but a great start in detangling the mystical 1031 world!

Again in Florida it may be different (although having a Tampa agent come on would be a big help)I went ahead and looked up the rules for the MLS in Tampa and the following is listed:"Note 1: The multiple listing service shall not have a rule requiring the listing broker to disclose the amount of total negotiated commission in his listing contract, and the association multiple listing service shall not publish the total negotiated commission on a listing which has been submitted to the MLS by a participant.

I am currently reading through the Beginner's guide and following along with all the resources found on there as well as talking to friends that are real estate agents.
