I run a tight ship, properly screen tenants, maintain properties and make sure repairs are made correctly.

Many people on BP do but for the small amount you pay for professionals you get not only people who know how to screen tenants, provide you with monthly as well as year end reports for your CPA and best of all I don't get calls from tenants.

In my opinion 2/1 will attract younger families or roommates, which can be fine depending on your screening process.

Cdnt help laughing at what you commented :) I know its too dicey for me and my husband flat out says no because he wants to have nothing with the neighborhood , whatever the potential to make money !

Then the buyer complains that I didn't fix the window screens.  

Mike Russo This is why I always say that tenant screening is THE most important part of being a landlord.

Once you rent it, you'll have a home that's been rented a few years, so instead of buyers hearing "newly renovated", they'll hear "2-year-old appliances, roof, etc." with the normal wear and tear that comes from that, and you'll have the potential for renter damaging the place as well (although I'm sure you'll be screening well, so not likely a factor).  

Speaking of which, do you have a screening system in place? 

They have a fairly low desk fee and take a flat fee on a transaction vs. a percentage.As fas as mentoring I would not bother to bring it up.
