Friends and friends of friends; I'me working on some deals right now through an investor that I know casually (local charity connection) and after I got his ppty under contract I got a call from another (not very successful) investor who is tired of landlording and asked if I'd buy his (empty) rental at a price commensurate with the other deals.From an (I BUY HOUSES) business card that I gave someone 4 years ago.

And if you were able to increase the rents by $250 over the next five years which is only two $25 dollar rent increases per year, that means you're monthly cash flow would be: $250 x 30 = $7500.
