We may have some of the worst property tax, an insurance board that's in the pocket of the industry and the scummiest politicians money can buy; BUT we can sure bounce deadbets quickly.Back in the late '80s or early '90s the Houston Chronicle did an article about evictions because there are so many filed in Harris County (Houston).

This guy was referred by the www.naeba.orgI checked him/his company out on the BBB.org & did not see any negativity.I'm looking at a property (co-op) in Queens New York.Its $159,000 & $855 in maintenance including gas/electric.After meeting with this gentleman (he was very late):nono:, I explained to him that I'm was looking to situate my parents in more safe dwelling as I leave for school.He was somewhat unprepared for our interview stating "research was done on the property but I left it home".

If he refuses to do all of this, I would immediately begin eviction proceedings (which is what you should have done the minute the first lease payment was late).Next time, you need to better manage the whole process.

Just make sure that if the house is not 100% FINISHED, and all boo boos repaired, that there's plenty of $$ placed in escrow to finish it.We just looked at a place that was about 35% BELOW MARKET on a price per square foot basis.

PROS: You get to meet a lot of great people, see a lot of homes, control your own time (to a degree), and can make money.CONS: You get to meet a lot of not-so-great people (buyers who waste your time, sellers who are unreasonable), deals that fall through (especially when you are counting on the commission), working late hours, and finding prospects.The hardest part for me is finding good prospects.
