The tenants act all nice in the beginning to the new landlord and then the tune changes over time.Like I said if you want the brain damage do the 90 to 120 day option.This way if it isn't all you dreamed about you can dump it back.Also do not put hardly any money into it as a down payment or in repairs until the option period is over and you are sure you want to purchase.What you want is to find the run down property in the nicest area and not a junk property in a junk area for a cheap price.Some will disagree and want to make it their lives work to turn around a bad area.That's fantastic if that's how you want to spend your life before you hit the grave.That is NOT what I want real estate investing to be for me at least.

Attending these will expose you to a whole raft of possibilities in terms of which direction you want to go regarding RE investing.Rudy who runs the class is a fantastic teacher who shares and has huge experience due to the varying facets of RE investors he gets to deal with.

Anything not able to be covered in the lease, frankly, often comes down to "I don't like that guy, I wish he wasn't a tenant" - ergo personality conflict.If you're keeping a good tenant that has prepaid, fantastic.
