I know the initial licensing course is about $700, but how much do you spend each year on access to MLS, continuing ed, etc.?

I would do very careful due diligence and buy something already established as a vacation rental that has historical numbers for you to see. 

I do credit restoration too, but I won't do it unless you also allow me to establish a 2-year spending plan/budget.

Need some reliable General Contractors (licensed and insured), who can give me estimates of the rehab.

I just passed my real estate license test and now I'm searching for a Sponsoring Broker!

Along the lines of David Greene’s advice I’ve been putting together what I hope to be a “Big 4” team and I’ve found as I ask for input on potential single family deals from a prospective property manager that the manager is a licensed real estate agent and interested in representing me as the buyer’s broker.

If you want to get complicated use key code locks and delete his code when you establish the issue is him.

Better yet, establish a mgt entity or at least a dba and get this stuff out of your personal name.

Short of getting my own real estate license, I'm wondering if there are any paid subscription websites or anything like this that are worth paying so I can search on my own time.Thank you all for any insight!
