Nearly all of the homes in this city were built between 1880 and 1920, so I think 'historic home' is just a designation that certain homeowners have applied for even while their homes are not all that different from their neighbors. 2) These properties in my area are city owned, which in my calculation means a lot of fingers getting pointed at you.

Brandon Turner, I'm sure Steven Hamilton II will swear he NEVER thought he'd hear this from me ... but let me just say... you don't need a CPA... you need a "real estate knowledgeable tax pro"That person may or may not be a CPA..Just don't limit your search to that designation :) There are some excellent tax guys and gals who choose not to be a CPA.Now, if you need audit work or some such done, that's a different story ;)

Sure it's great to turn a profit on a rental but you want to first make sure that all your expenses including the mortgage are covered.Any quick rental research will give you the formulas for calculating Net Operating Income (NOI), Capitization Cost (how to find it based on sales in the area), and how to justify a purchase price given the current rental rates.It's less important to worry about HOW much your making and instead making sure that you dont have to keep track of HOW much you're losing.Unfortunately this business is designed around research which is why so many people don't do well.
