Run the numbers on the deal and create a package where you make a small fee for bringing the deal plus get 10% of the deal forever.

However, this is not always the case as I have seen instances of LLCs acquiring commercial loans on sets of single family rentals between 2-4 units purchased as a package on one contract.My best advice would be to talk to your preferred lender if you have one and see what they can do, or to call around to several banks and see what options are available to you.

You have absolutely no cushion.Third, adding more properties would be like cutting your wrist.Fourth, and this is what I would do, since all of the above is true, and you have 40% equity in your total package, I would take advantage of the great cash flow...and sell them all to investors.

The Fed accomplished this by buying an enormous amount of treasury bonds, driving down yields, and corporations chased those yields by issuing huge amounts of their own bonds, packaged them as corporate backed securites, and then pumped that borrowed money into their own stocks.

We encounter this situation from time to time and we just explain to the potential tenant that we will more heavily weight their credit when considering their application and that we will need to see bank statements from wherever their money will be coming from to pay for their expenses.
