There are some drainage issues that need to be addresses with the french drainage system that is installed in the concrete patio out back.

Whatever you do, make sure you run a full screening package (credit, criminal, and eviction) on all applicants as well as an address history report to check their past landlord references.

I also have been writing down the addresses of places I like then I can look them up online and see if they want to deal as well.  

Ask him for a few addresses he controls and you will help him get this bad that clearly his bank and escrow screwed up off his desk.  

Now I guess some folks may not like my brutal brand of honesty but I have no reason to not directly and bluntly address your questions and implying thoughts.  

Many times the forms you will find on the internet are not very good and/or don't address specific local concerns and requirements.
