My guess is that you will eventually be needing to evict this set of tenants; I doubt their problematic behavior will just go away unless they go away first.You should find yourself a good eviction attorney to represent you and give you guidance on how to proceed.

Land Lording can be a challenge in some jursidictions.I doubt many places can be as difficult to own rentals as Baltimore Maryland and yet I was able to make great cash-flow in spite of difficult laws and very liberal judges.There are always ways to handle tenants like the ones in the story.... it starts with who you allow to let rent from you and continues with how well you manage and train them.Do that well and most issues will never become problems.

Hi, Kevin has painted a startegy that has worked well in the past, but there will soon be some more kinks to this as well as other startegies like sub 2 and installment deals.As to using your buyers funds to clsoe your transaction, I doubt any settlement agent will do that now, that's why transactional funding was invented.

If they are providing any cement board that's needed and providing the thin-set and grout and installation then 2.00 a sq ft is good.

I'm not saying that laws were broken, I'm saying there may have been and I rea;lly doubt it if your would be aware of it, in fact, I would not be surprised if you talked to an attroney and that attorney did not recognize these tranasctions as wreckless to title.
