I was told I was crazy to set up shop in the Cleveland markets 10 years ago, well how wrong they all were. 20 -30% net caps on top of the double, triple or more in value.

I have singles and doubles too but there is no comparison!

We target double digit yields at the end of the day when we analyze our investments from cradle to grave.

If my realtor was unconcerned without double checking that the permits had been pulled on a property that didn't have accurate county records, I would be extremely cautious of working with that person.

So maybe double check this?

@Martin Guerrero Condos can be a double edged sword.

(Think holding costs)-The land owners and home owners....well they are greedy too since they are selling lots for double the price. 

I'll be reaching out to our financial institution to double check but I wanted to ask on here to see if anyone had experience similar to ours.
