Think of all the things that could go wrong and see if the lease addresses them: unauthorized pets or tenants, early termination, security deposit, lease violations, late rent, eviction, lawn maintenance, parking, etc.5.

Originally, I wasn't going to allow pets, as the house is in very good condition - the sellers had to renovate after tenants destroyed parts and now they just want out of this particular house 2 hours from their office.
