As a buyer, once you’ve discovered termites you have the right to cancel the contract and get a full refund.  

Everything you open up will lead to discovering more issues/repairs that will need to be addressed.

A book I strongly encourage you to read is Secrets of The Canadian Real Estate cycle by Don Campbell.
