What strategies should I use to start getting calls an generating leads but yet not too cost effective?

I'm thinking of trying to get her to owner finance and I'll put a rent to own strategy on it.

Does this sound like a solid strategy and dodoes anyone have any other advice?

That doesn't take that long and gives you a great overview of Real Estate investing strategies.

Or, perhaps you want to partner with someone, where they buy non-performing notes with your money, they do the leg work to get the note performing, or other exit strategies, and you share the profits.  

Don't be fogged by hype and claims they made millions doing some strategy.

I'm going to implement that strategy myself.
