If going this route, would the LLC structures eliminate the need for title insurance/any other insurance, since the only assets each subsidiary LLC will own is one property (or PA to the property)?

Here in Washington State, I go to a Title Company after signing a contract with a seller and the title company researches the chain of title and issues title insurance, and then the Title Company will actually close the transaction.

Generally speaking, our buyers can't go FHA due to title seasoning issues, and conventional lenders usually won't let assignment deals fly, so we we're reaching out to see if anyone could connect us with a friendly lender who will allow 0 day title seasoning.

I've only been able to find one that can only be used by a Realtor.Is the process the same as in Texas: get pre-approved by a lender, get under contract, send to title company, and then close?
