One quick opinion from you - with the way the Orlando market looks, if you were in my shoes would you prefer to invest in a small multi-family, or a single family like a 3/2+ and rent out rooms individually?

The intent to spell out in vague terms any discounts, concessions, incentives, or credits is to have it apply to all items that the LL includes in the rent or any discounts to the rent because to spell out each individually is not feasible. 

@Dewayne C.Quickbooks desktop version should be able to handle the bookkeeping function that you are looking to have done.If you are looking for a tax-software to self-prepare your return, any software should be able to handle it so long as they provide Schedule E in the package.Alternatively, you may want to work with an accountant to handle the back-end while you work on making more connections and analyzing more deals.

Do in depth research on the area, the individual neighborhoods, appreciation in the area, etc.

Renting each room out individually definitely opens the door to more cash flow, but is not without it's issues!!!
