Doing it this way you are analyzing 1000's of properties at the same time.Instead of looking for a needle in a haystack, you should be looking for stacks of needles.

Here are the details:-He owns the lot free and clear (existing single-family house on it with renters)-He hired me to design a 4-unit Apartment Building for him on this lot (new construction)-We got 90% of the way through the Planning approval process, only a few hoops to jump through there to finalize the approval-The Design and Concept for it is Approved and the owners wants to build it, but his financing feel though when his investment partner had to step away-I have no money myself to invest in this, but I do have the skills/ability to finalize the plans needed to pull the building permit.

The house has a cathedral celling design, which is unique to the community so ... it gives me some interest to work on this house.Now, while looking at it, it has been empty for 2-3 years, apparently with windows opened.

For NACA financing, I’d say scratch my idea about designing and building.

Or sometimes the vault door could be permanently rendered unsuable and placed in the open position behind plexiglass and maybe be used as a design accent.

The whole structure of the thing is designed to make you lose your bearings and overpay.

My wife and I went to Fallingwater, the Frank Lloyd Wright-designed vacation home, just south of where I live.

What we have found is that when you go off the beaten path, developing neighborhoods with authentic culture and community and meet that authenticity with your product and design that you not only get a better product but better returns.
