Not that I’m opposed to Property Manager, but I was concerned if it would be profitable Still with a pm.

Not sure why you got that idea, but more info is needed to know if you should actually be concerned.  

Cleaners have definitely been a concern because I don't live in the area and would like to check in from time to time and pricing seems a bit expensive, even though the guest pays for it. 

We're now wanting to diversify into a new area, but I am concerned about fixing something that is not broken.

The only concern I have would be the rehab work, if it wasn't done right you might be walking into a head ache.

The only thing the lender gets concerned with is debt ratio.

The hookups are on the 2nd floor so I have some concerns about the tenant installing them and possibly damaging the property.- Purchasing security like ADT and or getting smart locks? 

That's essentially what you're addressing, but with the concern of building equity and putting your capital to its highest and best use.
