:)@Brian Pulaski, I use Zillow a lot like you... mainly as an aggregator of publicly available information like county assessor information (prior sales, taxes, property specs, etc). 

That locations is very central, so it would be interesting to see how it would compare to doing something like that in Umatilla.

But I live 20mins from the house and there is no way the mail can take that long.I used a realtor to find this tenant and she tried to pay cash at first, doesn't seem to have a bank account because she gave me a money order and I found out after she was basically already in that she had a prior eviction. 

What I was thinking is some kind of deal where we pay more but then they give us that extra in cash at closing (some sort of contract drawn up prior).
