I agree with @Roy N. numbers and that should be the minimum, the only thing is price are high compare to rent in montreal so you have to look thoroughly to find a reasonable deal.

I would still consider looking at multiple lenders but I'd go with the one your Realtor recommends if they are comparable in price.

The Gross operating income is without any debt service (P or I).What's funny is the duplex numbers are better than the comparable SFH numbers I have in columns D and E, for which I'm using the 1% rule, which I've heard is a tough number to achieve.
