If you will be living at this place there is an emotional component which might justify you going higher in price to win the property.If this is an investment for long term buy and hold for rent income then it is less emotional and more about dollars and sense.Another factor is velocity of deal flow in your area.

I asked my title company for an experienced investor friendly agent and then communicated to him regarding my parameters for houses (such as brick 3/2 in a good school district in this price point).

Do not let your emotion effect your decisions.  

Also, make sure to do a proper pre-screening of the applicants over the phone, so as not to waste your time showing it in person if the person is not qualified.Clearly communicate your qualifying standards over the phone.

Not only do I not put in telephone lines, I no longer put in Ethernet or data cabling either.These days, most people use wireless as their major means of data communication.
