If you will be living at this place there is an emotional component which might justify you going higher in price to win the property.If this is an investment for long term buy and hold for rent income then it is less emotional and more about dollars and sense.Another factor is velocity of deal flow in your area.

Also, make sure to do a proper pre-screening of the applicants over the phone, so as not to waste your time showing it in person if the person is not qualified.Clearly communicate your qualifying standards over the phone.

Many people could care less if you ask and will talk openly about a disability but unfortunately our politically correct society is fixated on the lowest common denominator so this is unfortunately not possible.I much preferred the age of ignorance when people could actually communicate openly.
