Finding the right people

Hope this finds everyone doing well. This question comes from my ignorance to the subjects and my overall ignorance to real estate investing. I am trying to educate myself as much as possible so that is why I am asking these questions.

1) How do you find the right network of people who you can buy a property from in order to make it a good rental income property? Of course, i could keep searching the typical websites like zillow and trulia and such but I am looking to connect with people who I could do business with. 

2) What are some key factors to look for when conducting market research in a certain area? I am currently stationed with the military in Okinawa, Japan so my research is limited to the internet right now. I would like to stick to the area around Camp Lejeune, NC as that is where I already own a property (my former primary residence when i was stationed there.

Any advice or links to information is greatly appreciated. Of course, as I learn more and get the ball rolling and buy some rental properties, I may be able to offer something in the future in return. I am all about offering something in return, unfortunately, my skills right now are not transferable to the civilian world. Thank you in advance.
