For best results find a cheap house in a good neighborhood, like fsbo, wholesale or foreclosure and go over a design plan and budget.

If you have 15 or 20% to put into a deal, that would help a lender feel more comfortable investing with you. 

I was absolutely blown away at the thousands upon thousands of colour choices that one has, but was relieved when I finally managed to match my tile colour with a wall and cabnet paint.I am pretty excited to see how this beautiful kitchen island will fit into the overall design, and am really chuffed as to how this has come out.

Multi-families are trending in particular.Also the area is diversifying economically with the major new infrastructure projects on Hwys 195 and 190 that are just finishing up, Texas A&M Central Texas campus growth and the new post hospital opening up.Obviously it depends on what the investor is looking for and the strategy they are comfortable with, but I like to think Killeen has opportunities for certain strategies.Not to suggest San Antonio isn't a land of opportunity as well.  

@julia fergoEven if you use a buyer's agent I would still run the paperwork through an attorney until you are comfortable reading through it yourself and know what is standard and how to protect yourself.

The idea is to allow them to feel comfortable to call and then discuss details.
