Right now I'm in the primitive learning phase, and I'd really like to find a coach since this will likely be a rather large deal (for me, anyway). 

Not everyone needs coaching, and not all coaches are worth it. 

I like the personal interaction of a Life Coach but want the experience and advice from a Real Estate Coach.

(*in any market is crucial because some mentors will only partner in one area which creates too much competition amongst their students)-One-on-one coaching directly from the MAIN mentor (NOT a sub-coach).

Everyone who actually comes to a showing is pretty much going to qualify, or they are going to give me a sob story.Since you are a newbie, if you want some coaching on navigating this process, go ahead and message me.  

We just don't teach people how to excel by letting them get away with minimal effort and then pat them on the back saying what a meanie that coach is who wants them to have to work hard to actually win the medal.So, get mad and prove me wrong. 

Any potential tenants are informed well in advance that the unit is in transition, and it is also and opportunity to explain what will be done for turnover as far as paint, cleaning, etc.The existing tenant is also coached that the faster the property leases, the faster the showings will stop.
