(I have great credit, no loans, and I have no trouble with making money)     2) Based on Bigger Pocket's term ill be house hacking meaning ill be living on one side and renting out the other half.          3) My parents say I can live at there house for the next two years till I buy the duplex, but I'm not sure if I can wait that long because I am ready to be on my own already.      4) On Bigger Pockets Podcast they are always saying to start as soon as you can but waiting 2 years is not starting right away.

@Michael Dang I've asked and am waiting on a response, I expect the answers to the first questions to revolve around the fact that this is a market driven by college student housing, and these are sold in groupings of fourplexes and so they are priced out of the "parents buying a property to let their kid live in" market.
