Virginia Newbie Investor w/ ton of cash BUT no job

Hi BP family. Hope everyone is safe and taking advantage of the quarantine

I am a newer investor. I work and live in Europe for roughly 10 months of the year. When I do come back stateside its normally to my hometown.. Suffolk, Virginia. My contract is a 10 month contract set up so when I am finally back home I am technically unemployed for the "offseason" ..So I'm finding it nearly impossible to get lending even though I have nearly 6 figures in reserves. I don't want to go into something with all cash and lose all my leverage. I am thinking of ideas of how to properly get into the business. I think maybe a co-sign with someone like my parents would be ideal... 

also any insight on Multi-Family homes in the Hampton Roads??

@Andre Jones I recommend reading "Long Distance Real Estate Investing" by David Greene.  I was struggling with how to get back into investing while stationed at sea in the Navy when I read that book.  In the last year, I've done 4 deals through partnerships and it has been awesome!  I discovered like-minded investors that had the skills and time to do the work, and I brought the funding.  We still use hard money, but I basically cover the up-front costs for closing and the monthly interest on the HM loans while they coordinate the rehab and rental/sale.
