Just curious about what's the timeline of getting a wholesale deal done and receive cash in hand?

Can you suggest the best markets or cities to invest in currently, focusing on cash flow and home appreciation?

That said, they all bought a few years ago at least so looking at their cash flow is not an apples to apples comparison if you're buying at today's prices.

@Sam ChicquenSam, little late to this but I’m an investor/agent based out of Tampa Florida.I like Tampa and the surrounding markets for its cash flow and appreciation potential.There are still a ton of mom and pop investors that own commercial multi (5+) and I’ve had some good luck connecting with these owners and purchasing from them.The last deal I did was a commercial off-market value-add multifamily and was able to secure seller financing.Downside is flood insurance has gone crazy down here and can really kill some deals.Happy to help you with your search.

I drive a 95 nissan pick-up, Paid for, good milege Why spend 50k on a fancy car that will go down in value ( not counting collector vehicles) I would rather spent 50k on a down payment on more real estate for more cash flow

You can decide how much cash you want to pull out so you are still cash flowing. 

I realize that selling a cash flowing rental is open to criticism.
