If they smoke be sure to put in that cigarette butts don't get thrown in the yard. 

I used the numbers I was given and plug them into an app I downloaded.

So it's definitely important to get plugged into that side of things through networking.

But I have been looking to invest in the area over the last 2 years and made several offers after underwriting about 100 properties of various sizes.Definitely valid concerns...I've plugged in many different potentials and modeled out worst case scenarios etc.

He might get butt hurt if you use someone else, but in the end it might be a better decision for the entire family. 

Most people likely wouldn't run a company without covering their own butt.

If you had all that information, you could plug it into the BiggerPockets calculator and know the answer yourself.

If there is the perception you didn't 100% cover your butt, you are rolling the dice.

I think I will look into buying an already built spreadsheet and just plug in my numbers. 

If you want to bust your butt hustling and flip a house or two each year as a realtor then that is a good way to go.
