The one that kills me though is the 3000 plus in flood insurance we have to carry on a house until it is sold to fema and knocked, the logic escapes me but it is a condition of sale.

I'd say run away as fast as you can if the seller will let you.Now, if the seller is your brother-in-law the worse thing is you may not get to go to the family thanksgiving dinner.
