I would spend more time figuring out what items need to go on what transaction for what receipt than breaking it out aftergetting a loan would be more of a pain because you would need to submit bank statements for each property for them to reviewI find that spending a couple of hours weekly/bi-weekly makes it so much easier since it is still pretty fresh in my mind.  

Guys, thoughts on a 8 cap of 23 units (130k a door) on brand new town house development, roughly 9 months old.

I am sure it would only attract only the finest up-scale tenants 😨Randy  Trailer parks are considered very undesirable by many, so perhaps this is a way to re-brand and develop a new image for an old idea.

I worked that into my offer.My first thought was to get a fresh survey done and put up a privacy fence.The seller also told me the neighbor had previously asked to buy the property to move her mother into.  

I had pay stubs, tax returns, and they even required higher education transcripts and diplomas since I'm fresh out of school.

Pending 720k... been in the deal for 11 months closes next week.Another we budgeted 530 ish  Pending at 620k  closes mid MayAnd last week we put our small gut job 4 plex and built a brand new 3 plex behind it.. projected at 1.2  pending at 1.350.. 

The house appraised at roughly what I paid for it back in 2011, even though I've improved it greatly (got rid of a hot-pink kitchen, lime-green carpet is now beautiful hardwood floors, and it has a brand new roof).

@John TeachoutA few years back a local hardware chain got into a dispute with their paint supplier and were switching brands.

Re-listed the rental at $50 higher with the fresh photos and phone started ringing off the hook.A picture is truly worth a thousand words.
