You seem to care more about getting deals below market value, but when it comes to income producing properties, I don't see why market value really matters.The goal is a strong return on investment, and if you can get a strong return on investment while paying over market value, then who cares that you paid over market value.

I want an income producing property that is fairly passive.

I had to literally buy nothing but produce and fruit today because Ive been eatung nothing but junk since I quit.

I stick with RE because it does appreciate and produces a good cash flow.

Rental real estate tends to produce smaller taxable income than actual cash flow.
