If it's to learn most buyers commit to using a commercial real estate broker that is also an investor themselves in the asset class specialty the buyer is looking at.

Maybe you could take a class on finance.

"Thanks for the detailed replySo I have 2 good mortgage lenders, a really good contractor based in Jax's but will come down for jobs, PM I will worry about once I find a propertyIts finding the properties that I am having issues with and using an FHA loan for a MF I dont mind doing but in my area the only things under the 775k limit for a quad are in not great areas so I wont want to live there plus the average person there isnt someone I want to rent to/deal with as its truly D or below class

If I understand your goals correctly I think you should stick with the class B areas in the suburbs, the city of Detroit is definitely uprising but there are still many issues especially if you’re out of state with a low risk tolerance.
