I just hate seeing people pay thousands for information that is available to them on the internet.

It's the biggest task I have on my plate for the upcoming years and I have somewhat of a plan, but still trying to figure out the best and most efficient way to get good used homes into m parks at an affordable price.  

Negative cash flow would be my biggest red flag on this deal, unless you have a strong plan to bring it to positive cash flow.

The only option it gives me is to share the link, which just takes me to a page exactly like it on the internet.

Interest rate shouldn't be the biggest concern, qualification and then terms (amortization, balloon, ARM or fixed) and then interest rate to back into profitability is the way I look at it.

Biggest piece of advice is to make sure the numbers work BOTH as a house hack and pure rental.

I doubt anyone from an Internet forum will open house their tax returns to you, and the thing is even if you find someone that will give you numbers... they aren't likely to have a year worth of numbers on such a property.

The biggest problems we have are with wholesalers misrepresenting what they are doing.

There are other creative financing techniques (partners, owner financing, wrap arounds, etc), however, items 1 & 2 seem to be the biggest impasses that I see young investors running into when they are starting their careers - the third is the down payment, which you have - well played.
