My plan is to add it to our rental fleet (wow, that sounds big - but the fleet is really small so far).3bd, 1.5 bath with basement and back yard (property is included and is not part of any condo ownership).

The property we are working a deal on has a very nicely constructed fire pit in the back yard.  

The other properties that cash flow are all in neighborhoods that will likely require much more turnover and perhaps an undesirable tenant pool.

The new builds attract a stronger and larger-than-normal applicant pool of prospective tenants, which allows us to be more selective in finding the perfect resident for the home.Because of those 2 benefits, we are huge fans of new construction as rentals!  

I am guessing you don't have any good deals in your backyard of Coppell!

(New pool house gym, fire pit and out door BBQ area, beach volleyball court, adding a pet park, clubhouse,  and upgrade of pool area and leasing office.)3) They have 2 model units, I will only have 1 model unit.4) Professional ManagementPlan on increasing rents to market and holding 7-10 years. 

Unless expressed differently in the Association rules (Which you should check on) they cover only the exterior and grounds maintenance like roof, lawn, pool and some other things like a bellhop/doorman, etc. 

Do they pool funds for advertising? 

So, when you are considering a property, consider the major employers where your tenant pool is likely to work.
