I would suggest you make the request to have the tenants leave, AND, if it delays the transaction that's no skin off your back - just keep you lender/bank in the loop!

I ended up with more coverage and saved a ton of money.

Make sure your agent knows you are doing the work on your end also.

I eat the cost of something goes bad and/or go after the guy I paid to do the install etcThe flip is if the tenants does it, and it all goes bad, now I have to go after the tenant to get paid and lets face it, that often doesnt end well.

However at the end of the day I do think self-managing with systems and processes is a great way to keep more cash flow and ensure higher quality tenants.

Major remodels generally don't pay back in value unless the comps in the area have certain features. 

So, if you go out and make 1,000 calls (a whopping 4% of availability) and have secured no deals with the above strategy - come on back and I'd be happy to give you your first deal. 

Have credit cards available with zero balances to handle immediate needs paid back out of your actual reserve funds that are in a high yield savings account.
