State sponsored "FAIR" plans are the equivilant of the Assigned Risk plans for auto insurance. 

I've looked at REI meetups as a resource but it appears that mechanism is lacking.

He has me on an auto-search and pings me for off market deals occasionally. 

;(I can post URLs though, servicers;  I use Madison Management,  trustfci.com is the biggest though.The mechanics of qualifying the buyer/borrower IS the point of dodd frank and yes you do want to "crawl up their butts" IMHO.   

The value being added to the home is extensive, first a complete full gut of the interior, all mechanicals + cosmetics.

Then, since its owned by a legal entity, I am GUESSING that you will need commercial license plates, commercial auto insurance, etc. 

Last and most importantly, create a file and store the following pertinent information:· Auto loans· All bank accounts· Credit cards· Lease Copies (for investment properties)· Financial statements· All Investments· Tax returns· Pay stubs· Life insurance, 401K statements, Investment Portfolio(s), etc.   

We were on auto pay and didn’t realize the large payments for a few months

You have all the cosmetics down but I would do a complete check of all the mechanicals.
