General Question:Several of my rentals have boilers across the spectrum of quality and age.  

Now I'm looking for a third.I have begun to realize that the market is way to expensive to get quality cash flow properties.

As a Realtor, what qualities do you look for in an Investor that makes you really want to work with/for them? 

Few roofers do quality slate work.

Where I am, buying a quality water heater through someone with an account at a plumbing supply company is cheaper.  

In your opinions what area would be ideal for quality homes under $70,000?

Example, buy a class a property (newer building & higher quality tenants), rent will most likely be direct deposited to you and or all checks will be there by the 1st. maintenance costs lower and tenant calls will remain lower.
