If you want to do this as a business or scale it, turn key might not be right for you but if you are out of state, have a busy life, out of state and can't effectively manage a project, then turn key is a great alternative.

Also, an alternative offer to the seller is her full asking price of $322,000 but at a 3.5 (or lower--how much lower?)
