My strategy is to get my foot in the world of MF investment by first owning a small MF property and then go from there (i.e., networking with property managers and RE brokers).

Detractors have said that it's pointless because the $10K in question is still charging you the same amount of interest regardless of whether it's on your mortgage or your HELOC, but that's missing the point and ignoring the benefits of how it works in the real world.

This is especially in consideration that your buying a performing asset and and not a hummer, home remodel, trip around the world or other horrible use for your HELOC.

I am reading, researching, and growing into a passionate person in the world of Real Estate.

If you bring a bad deal that's not the end of the world, they will understand you are new and help you learn how to better analyze deals.

Not the end of the world but disappointing.

I couldn't believe it, and thought there might be something to this REI thing.On my old property, it was appraising nicely and I thought I was about the smartest guy in the world for holding onto it through the downturn. 

If I want to do a boring old conventional loan with some light rehab for my first deal, I’m in the world of inspection.
