- What is the College/University's policy on student living off campus? 

A bit of background about myself: I just turned 25 years old, graduated from Hamline University (in Saint Paul Minnesota) in 2019 with a degree in Economics.

Given that I have the ability to work from anywhere in the country, I am trying to figure out a strategy for maximizing the ROI of my next purchase.Maybe that means buying a beach property as a primary and after living there for 6 months, converting it to a rental.Maybe that means buying a quadplex in Philadelphia by a university and renting it out by the room.I am totally open to all ideas, if you were in my situation, what would you do?

Purchase price: $187,500 Cash invested: $75,000 Bought a rental close to the University that needed a little work, but sat on a large lot with enough room to add an ADU in the back.

You may get some visiting family to the university so for the best rental I would furnish down to dishes and towels.

The only gift I have ever given tenants like these is a significant break on December rent.On the other hand, we do run ONE rental, the upstairs of our over-under duplex, where our tenants are grad students of expensive private universities, and children of cosigners on their lease who own substantial homes and even rentals themselves.
