Given that I have the ability to work from anywhere in the country, I am trying to figure out a strategy for maximizing the ROI of my next purchase.Maybe that means buying a beach property as a primary and after living there for 6 months, converting it to a rental.Maybe that means buying a quadplex in Philadelphia by a university and renting it out by the room.I am totally open to all ideas, if you were in my situation, what would you do?

The only gift I have ever given tenants like these is a significant break on December rent.On the other hand, we do run ONE rental, the upstairs of our over-under duplex, where our tenants are grad students of expensive private universities, and children of cosigners on their lease who own substantial homes and even rentals themselves.

The house is in a college town, so for the theme, we were thinking local university but trying to be mindful that opposing fans may be visiting.
