I don't think that anyone who is even remotely related to him realizes that the property is in tax title or that it could be deemed legally theirs.

They are either paying or not paying, but you can't "buy" title to the property with the note in either case like you do with the BRRR.

But you need to make that decision based on the market you're in and what you're comfortable with.BTW, I don't know how you're holding the title on these properties, but if they are all under your name you may want to consider transferring these into LLCs.
