The tenant is always responsible for more than the deposit, but putting something like that in writing will make absolutely no difference.If you end up in a situation where there is $10,000 worth of damage, it doesn't matter if the cat or the tenant caused it, you keep the whole deposit and then you can try to sue the tenant for the remainder.In my experience, cats are not really problematic pets - dogs >35 pounds are what you need to worry the most about

The only thing is that it lasted a month, but I had a blast doing it.Caution: you will be chased by dogs no matter the size.If you don't know what to say to a homeowner once they open the door then my advice is to jot down the address, send them that exact yellow letter, and have them call you if they are interested in selling.

The other unknown factor is the buyers not might like a power station in the yard, barking dogs next door, power lines in back, train close by, etc.So if they have say ten properties they selected the buyers have more time than the agent.
