Hi everyone,I’ve had the hardest time figuring out if 1099 independent contractors working as real estate agents qualify to get money from the government under the disaster sba forgivable loans.

There is a federal moratorium on properties that have a government-backed mortgage (Fannie Mae, Freddie Mac, VA, etc.) but from what I can see, Oklahoma has it's own rules.

Class D properties typically have the most tenant issues (outside of government funded) because every thing affects their lives a bit more than more stable A-C tenants.

Any resident who is not willing to abide by the lawful public health orders of the City of Colorado Springs, the State of Colorado, or US federal government agencies may immediately terminate their lease with no penalty.

Government Student loans are suspended until October (link below).

You may need to go to the local governing authority and describe the specifics of the property to the zoning department or planner. 

Force Majeure would be if your house burned down or the government made you shut it down like a business.

Unfortunately, within the fee section (66000) of government code, a "school district" is determined to not be a "Local Agency" or "Special District".
